Conversely, wages have risen over the past year, and employment has remained high. Homebuyers are now preferring attractively priced existing homes over new construction.

Positive outlook despite challenges

Although the construction sector saw lower investment in 2023 due to rising interest rates, there is good news. The European Central Bank is expected to hold off on raising interest rates for the time being and even allows for rate cuts. This opens the door for those who still want to start a construction project in 2024. Moreover, growth in construction activity is expected in the second half of 2025, helping the sector recover from the temporary downturn.

Environment, sustainability and legislation

The challenges facing the construction sector in 2024 are diverse and go beyond financial aspects. Besides wage increases, entrepreneurs see new legislation, environmental issues, and sustainability as the biggest challenges. Companies vary in their specific concerns, with the need for skilled and experienced personnel, environmental awareness, and sustainability emerging as key pain points. Ceiling and wall installation companies now cite finding skilled and experienced personnel as the biggest problem.

Quality Assurance Act

The Quality Assurance Act (Wkb) will take effect on January 1, 2024, along with the amended Environmental Act. This means stricter requirements will apply to warning obligations, completion records, and liability after completion of a building.

Quality assurance monitors the quality of a building or project to ensure that the final product fully complies with the Building Decree regulations. In addition, timely quality assurance ensures:

  • Improving the quality of construction works
  • Realization of the client's wishes
  • Reduction of failure costs
